Monday, February 20, 2017The city also is evaluating whether to make offers to property owners at the corner of Bragg Boulevard and West Rowan Street - across from the Value Place hotel - as well as a few tracts near Hillsboro Street behind the former Vick's Drive-In that was demolished for the new bridge. All told, the area includes more than 75 parcels and 25 acres.Murchison Road and Bragg Boulevard are some of the city's oldest corridors, where many of the buildings closer to downtown are aging and could use a fresh look - and a new, higher-taxpaying use, officials say.At a work session earlier this month, Hewett told the council members if the city bought the land where the two strip clubs are, "you would essentially have a clean corridor under your control from the MLK all the way past the multimodal center."Hewett was referring to the city's $12.6 million bus transit center that is scheduled to open on Robeson Street in May.The council has not made any decisions yet, and a plan on how to acquire the land and determine how to redevelop it could come in April. But the city has budgeted nearly $700,000, Hewett said, to acquire more land near the new bridge.Hewett's concept is not without precedent: After the city bought and razed a shuttered Days Inn on a hill overlooking the Airborne & Special Operations Museum, the city in 2012 sold the land to developer Ralph Huff to build the Parkview condominiums and town homes. The construction has put the land back on the tax books and brought more residents downtown. Some possibilities have been discussed, including putting a senior citizens center on the newly acquired land, more green space and commercial and residential development. The lower end of Murchison Road was the city's original site for a minor league ballpark.A city consultant, Redrock Global, recommended last year the city develop a "recreation and entertainment" district downtown that included the lower end of Murchison Road. Such a district could span from the city's Martin Luther King Jr. Memorial Park off Murchison Road to the new baseball stadium."If done properly, the opportunities are endless," the consultant reported. Not everyone is happy about the impending changes. From his cluttered counter at Fred's Automotive repair shop, owner Fred Prosperi can see the highway construction from across the boulevard. He'll lose direct access to the busy thoroughfare when the new bridge is built in two years, and that will hurt business, he said.He also doesn't want to vacate his shop, which he rents and moved to in 2011 from South Reilly Road."I love downtown," the 59-year-old said, flicking a cigarette over an ash tray in a room warmed by a kerosene heater. The front of his store is being remodeled after it was flooded by Matthew. He had gripes against the city, and one was the boardwalk the city built a few years ago behind his business where he stores vehicles. He said its construction has worsened the flooding on the property."I don't want to leave, because they would be taking away my livelihood," Prosperi said. "I wouldn't go down without a fight."Across the...
